Is now a good time to sell? 

Many sellers have been waiting for the market to stabilize. At the end of this year we have seen the indication that prices have hit bottom. With the First Time Homeowner Tax Credit extended to April of 2010, and the new current homeowner tax credit added we should see added activity in home sales in the coming months.

Interest rates are still low, meaning more people can afford to purchase your home. The indicators show interest rates will be rising in the later part of this year.

When do you think my home will reach the prices we saw back in 2006?

Remember the pricing in 2006 was overinflated and the cause of many of the housing problems we are seeing today.Current values have fallen in many areas to what we were seeing in 2004. Each home is different, but all homes have dropped in perceived value since 2006. 

Home equity has historically increased between 2-4 % per year. With the bubble of 2004-2006 many homeowners started to expect double digit returns on the value of their home. It was crazy and not a good benchmark for considering the true value or your home.  Forecasters see home values increasing around 2% per year for the next ten years.Of course, location is everything and where you live may be higher or lower than that percentage. so with that in mind it may take over a decade to return to that perceived value. 

One of the things I like to remind people of is if you purchased your home before 2004 you have probably earned equity in your home. 

I hear about"staging" a home - is that necessary?

Every home is different but there are things that should be done to get a house ready to sell with each one. 

  1. Declutter! Get the closets looking like they can hold everything a new homeowner has. If need be get a pod and get out the out of season clothes or sports equipment to make the closets look larger.
  2. Paint If you have overly bold colors (purple, pink, black etc,) it may be beneficial to paint a neutral tone.
  3. Clean the windows
  4. Trim the bushes to see the house
  5. Fix obvious problems. Current buyers have enough houses to select from, so if it is between your house that needs the floors refinished or new carpeting, and the home down the street that is picture perfect they will go with the home with less work needed. 

Professional staging increases the cost to the seller . Under most circumstances this is really not necessary, as long as you are willing to work with your Realtor. A good Realtor should be able to advise you what you can do to get your house ready to sell without having to consult "stagers". If you are busy working and cannot meet contractors, or service people to help get your home ready to sell a good Realtor will be happy to meet them on your behalf.
